The successful candidate will be a key member of Thrings’ £900,000 plus fee income, profitable, seven fee earner Property Dispute Resolution (‘PDR’) Team.
The specific role is for a solicitor to join the team and to be based in our Bristol office and assist the Partners and Associate in the PDR team.
The purpose of the role will also be to provide support to the PDR Team to enable it to continue its successful growth by servicing and winning our clients and also by ensuring the Team’s further and on-going integration and service delivery with our Commercial Property Department (spread across 4 offices in Bath, Bristol, Swindon and London and also the other departments in the firm.
The successful candidate will be very enthusiastic about PDR and be looking to develop and acquire excellent PDR technical expertise, excellent communication skills, be highly organised, committed to the law, a team player, and a successful and highly effective relationship-builder both in relation to the internal and external market. An appetite, and ability, for business development will also be essential, as will presentation and advocacy skills.

- Termination of Leases/Applications for Possession
- Service of Break Notices and Notices to Quit
- Determining interests - Lease or Licence
- Business Lease Renewal
- Dilapidations and Alterations
- Forfeiture of Leases
- Recovery of Rent arrears
- Service Charge disputes
- Rent Review disputes
- Issues arising out of Farm Workers’ tenancies
- Landlord and Tenant breaches of covenant
- Options on Tenant Insolvency
- Residential Leasehold Enfranchisement
- Orders for sale of land
- Contractual disputes on the sale and purchase of land
Real property and rural land disputes
- Boundary disputes
- Restrictive covenants, benefit and burden issues
- Rights of Way, including prescriptive and express
- Rights of Light, including interference and
- Drainage related issues
- Nuisance issues in respect of the use of land
- Establishing rights of ownership and interests in land

To provide a first class service to Clients through effective handling of client files, under supervision as appropriate. Deal with post, email and telephone calls using initiative and good planning skills to progress matters in a timely and effective fashion.
Provide expert advice to clients in accordance with technical area of specialism; liaising with clients, colleagues/Client Partner and any relevant professionals in accordance with the Thrings expected behaviours and values.
A team player, building strong working relationships the direct team, the wider team and office teams. Work with more junior members of the team (including at the outset trainees). Provide a proactive and constructive input into the team’s strategy.
Comply with policies and practices including Risk, money laundering, and the Firm’s office manual and regulatory requirements external to Thrings such as the SRA Code of Practice. Take responsibility for understanding these requirements, and promote the importance of these responsibilities to colleagues.
Understand and achieve targets such as chargeable hours and time recording, ensuring accurate records are maintained for both chargeable and non chargeable time. Complete billing and fee estimate tasks on time. Work proactively with the firm’s credit control team in relation to client payments, having a good understanding of write off and recovery rate requirements.
Plan and engage in targeted business development activities to obtain new clients for own team, and for other teams within Thrings. Build networks of client referrers; understand the market place both locally and regionally. Build a strong understanding of the other business areas and people within the firm for effective internal referrals.
