Alan Goulding


Alan specialises in all aspects of legal work involved in bringing forward strategic land for development and enabling development subsequently to take place.

Having built up a wide reputation from more than thirty years experience in this sort of work for drafting and settling the complex documentation required to enable both landowners, promoters, and developers to benefit fairly from their respective assets and expertise, Alan is instructed by single landowners, consortia of landowners, developers and consortia of developers involved in anticipated and actual development projects of all sizes from a few units to major urban expansion and redevelopment schemes.

Alan recognises that in the interests of both landowners and developers when national or local policy changes necessitate, arrangements for present or future developments might have to change and he takes a proactive and pragmatic approach generally to ensure satisfactory outcomes for his clients.
Much of Alan’s work involves long term projects which enables him to build a strong relationship with his clients and their teams of professional advisers.

Recent and ongoing work includes:

  • Acting for landowners with potential development land in central Swindon and to the immediate north south east and west of Swindon to secure promotion of their land;
  • Securing large upfront payments for landowners to the east of Bristol and in west Oxfordshire when enabling them to continue to use their land for agricultural purposes
  • Acting for the two consortia of developers in north Swindon to restructure planning obligations in a way acceptable both to the local planning authority and to the consortia;
  • Restructuring arrangements for the promotion of land to the west of Swindon to improve the likelihood of receiving a workable planning consent.
