With expertise in each stage of the strategic land, planning, acquisition, development and disposal cycle, our specialists are proactive and solutions-focussed in identifying and mitigating issues before they arise.


Usually, we will visit your site to fully understand the intricacies of each individual scheme. We provide straightforward, pragmatic advice at every stage, from negotiating and drawing up heads of terms, to demystifying complex title issues, drafting and negotiating complex transaction documents such as sale contracts, options, land promotion agreements, transfers and overage agreements.


Our experts take a strategic approach bringing forward development sites involving multiple ownerships and the need to acquire/extinguish rights in respect of third party land, typically by securing the acquisitions/releases on an optional or conditional basis so that all can be triggered simultaneously.


Our involvement does not end on exchange of a sale contract or option agreement; we remain on hand to advise you on a range of post-exchange matters such as planning conditionality, land valuation mechanisms and serving contractual notices.


We also collaborate closely with clients’ technical teams and statutory undertakers to ensure all necessary agreements are promptly put in place so that sites are connected to utilities and the adopted highway networks. Over the years we have built up strong relationships with the key infrastructure providers.


Our teams have a sound working knowledge of Stamp Duty Land Tax (SDLT) and VAT considerations.

Our development of land specialists collaborate with experts in the wider Thrings team – including our Planning team, our Agriculture team for rural schemes, and our Private Client team for issues involving wills and probate that are associated with a site acquisition, development or sale.


We also have strong relationships with a wide range of external specialists including land agents, tax advisors, accountants, and insurers.
